The Practice

We are an independent, developer-led practice based in Stone Town, Zanzibar, working across the islands and mainland Tanzania.

The firm emerged from three decades of conceiving, building, operating, and exiting hospitality and residential projects across East Africa — through market cycles, regulatory shifts, and the slow accumulation of operational knowledge that cannot be assembled quickly.

We operate as developer-principal: a small number of projects we plan, build and run ourselves, with direct accountability from site acquisition through construction and into long-term operation.

We prefer to operate what we build, usually through an interest in the management company that runs the asset alongside the site’s owners.

Our work is concentrated along the Swahili coast, where development outcomes are inseparable from climate, culture, land tenure realities, and infrastructure constraints that differ materially from more established markets.

Our current focus is Leisuredential development: beachside residential properties designed for personal use with professional management when owners are away.

We articulated this model in Zanzibar, continue to refine it through each project we deliver, and deploy capital into it alongside partners who share our perspective on transparency, design quality, and long-term stewardship.

Advisory

Zanzibar is maturing as a destination. Visitor numbers and airlift have grown, and the standard of what is being built has risen with them — which means a scheme no longer succeeds on location alone.

What separates one project from the next is how well it is conceived for this market in particular, and most of that is settled before anything is drawn.

Familiarity with the island is not the same as understanding how it works.

Thirty years here sit behind our advice — developing, then managing what we developed, through market cycles and regulatory shifts — alongside the relationships built over the same period: planning departments, environmental agencies, community leadership, contractors, operators, and the people who hear what is coming before it reaches public channels.

How We Work

We commit to projects selectively, where site potential, market timing, and our capacity to add value are aligned.

Where we engage, we commit fully and carry responsibility through to outcomes — including the operating years that follow.

Projects are structured with disclosed assumptions, scenario-based financial models, and defined governance checkpoints from design through delivery.

We do not rely on optimistic projections — experience taught us that markets shift, timelines extend, and costs rise. Downside cases are modelled from the start.

Partners and investors receive transparency about what we know, what we are uncertain about, and how we intend to manage risk.

Design quality matters — as commercial necessity, not aesthetic preference.

Thoughtful, climate-responsive architecture creates properties that perform better over time, command stronger rental rates, and hold value when markets soften. We build for the long term because that is where returns compound.

We are more interested in doing fewer things well than in building a large portfolio of marginal commitments.

We operate from Stone Town, with the current portfolio on Zanzibar’s east and north coasts.

The mainland coastal corridor is a secondary focus where hospitality fundamentals and land availability support development. The bush remains a sector we understand well from earlier work — potential we continue to watch.

Development and operation are the core of the practice.

Advisory runs alongside them — concept design, feasibility, structuring and go-to-market work for owners on this coast. Brokerage of land and operating hospitality assets is handled through Beach & Bush.

Both draw on what we have built and run, rather than desk research conducted from elsewhere.
